Acceptance of Bid Prices: All successful bidders will be required to enter into Purchase Agreements at the auction site immediately following the close of the auction. Purchase Agreements are available for review prior to the auction.

Buyer's Premium: There will be a 5% Buyer's Premium added to the final bid and will be included in the total sales price.

Taxes: Taxes will be prorated between Buyer(s) and Seller(s) through date of closing.

Down Payment: A 15% down payment on the day of the auction is required with the balance in the form of a cashier’s check, personal check or corporate check on or before 30 days after the auction (“Contract”).  Down payment is non-refundable. Your purchase is not subject to financing. Title policy in amount of sale price to be furnished to the respective Buyer at the Seller’s expense.

Date of Closing: The contract shall be closed on or before September 26, 2025, or at such other time as may be mutually agreed upon in writing.

Possession: Possession is subject to the right of any tenants in possession.

No Contingencies: This Real Estate contract is not contingent on or subject to Buyer’s financing, appraisal, survey or inspections of any kind or any other contingencies as agreed to by bidders at registration prior to bidding.
